4 key dates for the new renting rules

A raft of guidance has just been issued by MHCLG on the new rules regarding residential tenancies, including a roadmap on the implementation of the Renters' Rights Act. 

Key date no.1: We now know the rules will come into effect on 1 May 2026.

For new tenancies, landlords will need to provide their tenants with particular information…

Key date no.2: MHCLG proposes to publish a draft of this information in January 2026.

Landlords will then need to be ready to action this by 1 May 2026. 

Where a written tenancy is already in place, there will be no need to change it. However…

Key date no.3: Landlords will need to provide their existing tenants with an “Information Sheet" by 31 May 2026.  

Key date no.4: MHCLG proposes that this Information Sheet will be published in March 2026.

In the first phase of our reforms, we will implement the new tenancy regime. This will apply to both new and existing tenancies and will come into force on 1 May 2026.
